Terms, Conditions & Policy Statement

We believe our customers are individuals with specific needs. With our expertise, specialist knowledge and experience we will deliver and meet our customer’s expectations.
We Provide a FULL Management Service:

Initial Action

  • Upon receiving your instructions we will make a rental assessment and market your property, utilising our established network in conjunction with the use of advertising boards and internet portals.
  • In conjunction with the landlord we will arrange for a legally required gas safety inspection and an Energy Performance Certificate, if required.
  • We are dedicated to the quick and effective letting of your property and will liaise with potential clients and carry out accompanied viewings.
  • Following our extensive and thorough vetting process, (INTERVIEWS CONDUCTED IN POTENTIAL TENANTS CURRENT HOME), we will draw up legally binding tenancy agreements, a full property inventory and deal with any Housing Benefit Applications.
  • We will obtain and protect a suitable deposit with a government recognized scheme.
  • A method of payment in relation to rent will be put in place (i.e. standing order etc)
  • All utility companies will be notified by us on the landlord’s behalf.
  • Rent due to the landlord will be paid by the agent electronically.

Ongoing Management

  • We recognise that once a property has been successfully let, the effective management of it is crucial.
  • We will actively monitor rent payments, which will be collected by us and make reasonable efforts to ensure the account does not fall into arrears.
  • We take all reports of maintenance issues, and where suitable attend in person to correctly identify problems and if possible resolve without cost to landlord.
  • We can also deal with any necessary repairs that cannot be resolved in the first instance by us, following consultation with the landlord.
  • If required our independent contractors will carry out repairs and maintenance of the property.

The termination of the arrangement will be subject of 28 days written notice on either side.
